Come up with a basic design plan, but make sure to keep your target market and budget in mind. The overall design plan mostly will depend on supply and demand. What number of houses in your area are currently up for sale? How many of those houses up for sale sell each week? Is the selling season weather cold, warm, or hot? Is the market currently geared towards buyers or sellers? If the market is quick moving and buyers are lining up to put offers for homes in your area, you can do less. You must know who your target buyers are. Consider the buyers who are purchasing homes near yours. Are these buyers purchasing their first home, or are they moving up? This factor will make quite a difference in your marketing and design plan, since the psychological needs of these buyers are rather different. People buying their first home are seeking to control their own environment by buying, rather than renting. Such things as safety and security, a sense of connection, comfort, and self-control are typically the psychological needs of these first time buyers. Finding a larger home with more amenities for their comfort, self-esteem, and feelings of prestige are usually the psychological needs of buyers who are upgrading.
